How much will my mortgage payment be with taxes and insurance?

It depends on your loan amount, interest rate and term, plus your property tax, homeowners insurance and any PMI or HOA dues. Lenders add these together, often called PITI, to get your monthly payment. Enter your numbers in the calculator below to see each piece and the total.

A mortgage calculator California buyers can use for the whole payment, not just principal and interest. Pick your loan program, enter the home price, your down payment and the rate you were quoted, then add taxes, insurance and HOA dues.

Used to estimate PMI on conventional loans with less than 20% down.
PMI applies when you put down less than 20%. Leave blank and it is estimated from your down payment, loan amount and credit score, or enter a quote.
Enter the rate you were quoted or want to test.
ARM payments use your rate for the fixed period; the rate can change after that. Interest-only ARMs pay just the interest for the first 5, 7 or 10 years, then the loan pays down over the rest of the 30-year term.
California’s base rate is 1% plus local voter-approved bonds. Check your county tax bill.
Starts at 0.2% of the price as an estimate. Fire zones, required flood insurance and what your HOA covers can change it, so check with Ted.

Estimates only. This calculator uses the numbers you enter. It is not a loan offer, rate quote or approval. Your actual payment depends on your interest rate, loan program, property taxes, insurance and lender requirements. Homeowners insurance, PMI and FHA mortgage insurance are estimates. FHA figures use HUD’s current premiums and VA figures use VA’s funding fee chart. Insurance can cost more in wildfire zones or where flood insurance is required, and some HOAs cover homeowners or flood insurance. Check with Ted for your actual costs. How the California Mortgage Calculator Works

  • Principal and interest come from the standard amortization formula for your loan amount, rate and term.
  • 5-, 7- and 10-year ARMs show the payment at your rate for the fixed period. Interest-only ARMs show the interest-only payment for the first 5, 7 or 10 years and what the payment becomes when principal payments start. An ARM’s rate can change after its fixed period.
  • Property tax is the home price times your tax rate, divided by 12.
  • Homeowners insurance starts at 0.2% of the price per year as an estimate; change it to match your quote. Wildfire zones and required flood insurance can cost more, and some HOAs cover homeowners or flood insurance, so check with Ted.
  • PMI appears when your down payment is under 20%. It is estimated from your down payment, loan amount and credit score, or you can enter a quote.
  • FHA estimates add the 1.75% upfront mortgage insurance to the loan plus an annual premium, from HUD Mortgagee Letter 2023-05. VA estimates add the funding fee from VA’s chart and no mortgage insurance.
  • HOA dues are added as you enter them. Condo buyers should include HOA dues.
  • The year-by-year table shows how much of each year’s payments go to principal and interest, and your balance.

Property Taxes in California

Under Proposition 13, California limits the property tax rate to 1% of assessed value plus the rate needed for local voter-approved bonds, according to the State Board of Equalization. That is why the calculator starts at 1.1%. Your county tax bill or the listing will show the actual rate, so change it to match.

Loan Limits and Jumbo Loans in California

Fannie Mae and Freddie Mac can only buy loans up to the conforming limit for each county. For 2026 the one-unit limit starts at $832,750 and reaches $1,249,125 in high-cost California counties, set by the FHFA. A larger loan is a jumbo loan, with its own lenders and rules. Ted works with borrowers across California and compares jumbo lenders for you; see jumbo loans.

A calculator only knows the numbers you give it. If you are self-employed, buying a condo or have been turned down before, call or text Ted at (415) 717-0477 and he will tell you plainly which loans fit your situation.

Many show only principal and interest, which understates what you will really pay. This calculator adds property tax, homeowners insurance, PMI and HOA dues so you see the full monthly payment. Your lender will use your actual tax bill and insurance quote, so the final number can differ.

Multiply the home’s assessed value by your total tax rate, then divide by 12 for the monthly amount. In California, Proposition 13 sets the base rate at 1% plus local voter-approved bonds, so the total rate is usually a little above 1%. Many lenders collect it monthly through an escrow account.

A jumbo loan is any loan above the conforming limit Fannie Mae and Freddie Mac can buy in your county. For 2026 the FHFA set the one-unit limit at $832,750 in most counties and up to $1,249,125 in high-cost California counties. Read more about jumbo loans.

No. A $600,000 loan is below the 2026 conforming limit everywhere in California, since the lowest one-unit limit set by the FHFA is $832,750. That means it can be a conforming loan if you qualify. FHA limits are lower in some counties, so ask Ted if you are considering FHA.
