In Belvedere, a loan that doesn’t fit can sink the deal.

Belvedere homes often need large jumbo loans, and many buyers have income or assets a bank’s checklist doesn’t handle well. A rigid lender can stall a contract in its final week. As an independent mortgage broker, Ted takes your file to several lenders and picks the one whose rules already fit it.

Ted helps buyers, homeowners, self-employed borrowers and real estate investors:

  • No one-size-fits-all programs
  • Clear updates from application to closing

Just straight answers from a loan officer with 24 years in the business.

Belvedere Mortgage Loans for High-Value and Complex Files

Whether you’re buying, refinancing or freeing up equity, Ted lines up the program that fits: a jumbo purchase loan, a cash-out refinance on your Belvedere home, an asset-based loan that counts your holdings, or a bank-statement loan if you’re self-employed. Homeowners 62 or older can also compare a cash out refinance with a jumbo reverse mortgage, which turns equity into cash or a line of credit without selling. You still pay property taxes, homeowners insurance and upkeep, and the loan comes due when you sell or move out.

  • I worked with Ted Erickson from Barrett Financial Group to secure financing for a home loan in Marin… there were some tricky spots and complications for my loan application. However, that did not stop or hinder Ted. He worked tirelessly to help me be approved, found great solutions to any issues… and he was there every step of the way.

Why use a Belvedere mortgage broker instead of a bank?

A jumbo mortgage broker can shop one Belvedere loan across many lenders, while a bank can only offer its own programs. That matters for large jumbo loans and for income a bank won’t count. Ted is a Marin County mortgage broker based in Novato, so you work with a local mortgage broker. He is also a reverse mortgage broker for HECM and jumbo reverse loans. Call or text him at (415) 717-0477 to compare your options.

What are the neighborhoods in Belvedere?

Belvedere's main neighborhoods are Belvedere Island, Belvedere Lagoon and Corinthian Island, with smaller street-based areas along San Rafael Avenue and Beach Road. Island hillsides, lagoon fill and bay frontage each raise a different insurance or appraisal question, and at Belvedere prices those questions land on a jumbo loan.

Across Belvedere I look at flood zones around the lagoon and shoreline, fire insurance on the island hillsides, and which side of the Tiburon line an address falls on. Here's what I check first in each area.

Two causeways, Beach Road and San Rafael Avenue, connect Belvedere Island to the mainland, with Belvedere Lagoon between them.

Ted also helps borrowers in nearby Tiburon, Sausalito and Mill Valley, and across Marin and Sonoma counties.

Values are Zillow's typical home value (middle tier, all homes) for September 2026. Zillow doesn't track individual Belvedere neighborhoods, so the table shows "Not tracked". For Belvedere as a whole, the figure was about $5,029,000, up 11.3% from a year earlier. Data Provided by Zillow Group.

    Belvedere Island

Belvedere Island has the largest land area and the most varied terrain in the city, and more than half of residents live here. The City's Housing Element notes eucalyptus and pine groves, hilly terrain and narrow roads that slow fire response, and Belvedere has adopted wildland-urban interface fire rules. At Belvedere prices nearly every buyer needs a jumbo loan. Hillside homes can take longer to insure, so I start quotes early.

    Belvedere Lagoon

Belvedere Lagoon is the flatter area around the interior waterway, built out in the 1950s on fill. About 250 single-family homes and about 100 rental units front the lagoon, according to Marin County. FEMA has declined to certify the Beach Road and San Rafael Avenue levees that enclose it. Flood insurance can be required on a federally backed loan, so I check the zone and price the policy before you write an offer.

    Corinthian Island

Corinthian Island is Belvedere's smallest main neighborhood, home to about 2% of residents in the City's 2009 survey. Marin County lists Corinthian Island residences among the most vulnerable buildings to bay flooding. Part of the island sits in Tiburon, so I confirm which city the address is in, then check the flood zone before you write an offer.

San Rafael Avenue and Beach Road

San Rafael Avenue and Beach Road are the two causeways that act as levees and serve as the only roads in and out of Belvedere. Belvedere's small stock of apartments and mixed-use buildings sits along these streets, including a five-unit building at 7 Beach Road. The City is planning steel sheet piles under both roads to protect the levees and utilities. If you buy a duplex and live in one side, Marin's 2026 two-unit conforming limit is $1,599,375.

    Belvedere Mortgage Questions

Happy to help. If you don't see your question here, call or text Ted.

Often, yes. A broker gets wholesale pricing from many lenders and can compare them for your Belvedere loan, while a bank quotes only its own products. The real savings depend on your file, so Ted lays out the lender options side by side and lets you see the total cost before you choose.

The main downside is that a broker doesn't fund the loan, so you deal with a lender's underwriter as well as the broker. Some bank clients may also lose relationship perks. Ted handles the lender communication for you and will tell you plainly if your own bank's offer is the better choice.

For most Belvedere buyers it is, because large jumbo loans and complex income reward careful lender shopping. Broker compensation is disclosed up front on your Loan Estimate, so nothing is hidden. Ted compares that cost against what you'd pay going direct, and you decide with the full numbers in hand.

It is a federal timing rule. The lender must send your Loan Estimate within 3 business days of your application. Closing can't happen until 7 business days after that disclosure. Then you must receive the Closing Disclosure at least 3 business days before you sign. Ted plans your Belvedere closing date around these windows.

Not as a grant. CalHFA's Dream For All program offers a shared-appreciation down payment loan for first-generation buyers. You repay it, plus a share of the home's appreciation, when you sell or refinance. Funds are limited and awarded by drawing. Ted is CalHFA-approved and can tell you whether you're likely to qualify.

Generally you must not have owned a home in the past 3 years. CalHFA programs also cap household income by county, and Marin has its own limits. Most programs require a homebuyer education course before closing. Ted can check your income against the current Marin limit and walk you through the steps.

Rates are based on your borrower profile, so check with Ted for a real quote. Your credit, income, down payment, loan type and the property itself all shape the rate you're offered, and rates change daily. Call or text Ted at (415) 717-0477, or use the form on this page to get started.

Don't leave anything out. A debt you skip, a new credit card, a job change or a large deposit you can't document will surface in underwriting, where it can delay or derail the loan. Don't open new credit or move large sums before closing without asking first. Give Ted the whole picture up front, especially on a large Belvedere jumbo loan with complex assets.
