In Ross, a lender that can’t handle jumbo loans can cost you the house.
Ross homes usually need jumbo financing, and one bank’s narrow rules on assets or income can stall a deal late. As an independent mortgage broker, Ted takes your file to lenders who do large loans every day, instead of forcing it into one bank’s box.
Ted helps buyers, homeowners, self-employed borrowers and real estate investors:

Ross Mortgage Loans for Every Situation
Buying, refinancing or pulling equity, Ted fits the loan to your situation. That might be a jumbo purchase loan, a refinance or a cash out refinance on your Ross home. It could also be an asset based mortgage that counts investments and savings when income is irregular. Already own in Ross? A HELOC can tap equity without replacing your first mortgage, and Ted compares HELOC lenders side by side so you can weigh one against a cash out refinance.

Why use a Ross mortgage broker instead of a bank?
A jumbo mortgage broker can compare jumbo and asset-based loans from many lenders, while a bank can only offer its own. That choice matters at Ross prices, where lender rules differ widely. Ted is a Marin County mortgage broker based in Novato, so you work with a local mortgage broker. Call or text him at (415) 717-0477.

What borrowers say about Ted
“Two other lenders tried to fund our loan and failed. Time was running out, and the whole transaction felt stuck… He looked at the file, asked good questions, and found a path forward that the others missed… We closed on time, and the stress dropped the moment he took over.”

What are the neighborhoods in Ross?
Ross's main neighborhoods are downtown around the Ross Common, the historic valley streets, the creekside areas, the estate slopes and the hillsides toward Bald Hill. Ross is a small town, but each area brings a different first question for a loan.
Nearly every Ross purchase is a jumbo loan, the creeks bring flood questions, and the hills bring fire insurance questions. Here's what I check first in each area.
Landmarks include the Ross Common, the Marin Art and Garden Center, Branson School, the 1927 Town Hall and Natalie Coffin Greene Park near Phoenix Lake.
Ted also helps borrowers in nearby San Anselmo, Larkspur and San Rafael, and across Marin and Sonoma counties.

Values are Zillow's typical home value (middle tier, all homes) for September 2026. Zillow doesn't track neighborhoods inside Ross. For Ross as a whole, the figure was about $4,211,000, up 10.1% from a year earlier. Data Provided by Zillow Group.
Downtown and Ross Common
Downtown is the town's historic center, with its small commercial area, Ross School and the Ross Common. Annie Ross Worn gave the Common to the Town in 1911, and the post office stands on the old railroad station site. At Ross prices most buyers need a jumbo loan, so I line up jumbo lenders before you write an offer.
Historic valley neighborhoods
The General Plan describes these as the historic, older, traditional Ross neighborhoods, generally on smaller lots near the valley floor. A 1993 demolition ordinance has helped protect historic homes from being torn down. Older homes get a hard look from the appraiser, so I flag condition items early.
Creekside low-lying areas
Areas near Corte Madera and Ross Creeks are the most likely to flood. The New Year's Eve flood of 2005 hit low-lying parts of town. The Town also lists 100-year storms in 1982 and 1986. If a home is in a FEMA flood zone, flood insurance is required on a federally backed loan, so I check the zone first.
Estate areas on gentler slopes
The General Plan describes gently sloping areas where the natural setting still dominates, including estate lots. The Lagunitas Country Club sits on Lagunitas Road and Upper Road. Estate homes run far past the conforming limit, so this is jumbo territory, and I can size some loans on assets instead of paychecks.
Steep hillsides and Bald Hill
The steepest parts of town are where the natural setting is strongest, and most of Ross sits in the wildland urban interface. Woodhaven Road belongs to the Bald Hill Firewise area shared with San Anselmo. Hillside homes can take longer to insure, so I start insurance quotes early.
