Is it better to use a mortgage broker or go through a bank?

A bank can only offer its own loans and its own rules. A North Bay mortgage broker like Ted compares many lenders for the same file, which helps most when your income, property or loan size doesn’t fit one bank’s box, as often happens with Marin and Sonoma prices. A bank may suit a simple loan if you already bank there.

North Bay deals are rarely simple: high prices, jumbo loan amounts, self-employed buyers and investment properties. That’s the kind of file Ted likes.

Loans Ted Does in the North Bay

  • Loans that another lender denied or couldn’t close
  • Jumbo loans for Marin and Sonoma prices
  • DSCR loans for rental properties
  • Fix-and-flip, rehab and bridge loans
  • Bank-statement and asset-based loans for self-employed borrowers
  • Conventional, FHA, VA, purchase and refinance loans

I worked with Ted Erickson from Barrett Financial Group to secure financing for a home loan in Marin. … I have very good credit but there were some tricky spots and complications for my loan application. However, that did not stop or hinder Ted. He worked tirelessly to help me be approved, found great solutions to any issues … and he was there every step of the way and guiding me through the entire process.

Questions About Using a Mortgage Broker

Straight answers for Marin and Sonoma borrowers comparing a broker with a bank.

It can be, but not always. A broker compares loans from several lenders, which can turn up better pricing or a program a single bank doesn’t offer. Compare the Loan Estimates you receive. They show the rate, fees and how the broker is paid, line by line. Ted compares the two in mortgage broker vs bank.

A broker doesn’t make the final underwriting decision. The lender does. Brokers are also paid for their work, by the lender or by you, and that pay is disclosed on your Loan Estimate. The upside is choice: one application can be matched to many lenders’ programs.

Don’t guess or leave things out. Tell Ted about every debt, income source, past credit problem and any planned job change up front, because surprises found in underwriting are what kill loans. Also don’t open new credit or move large sums between accounts during the process without asking first.
