What is the 70% rule in flipping houses?

The 70% rule is an investor rule of thumb: pay no more than 70% of a property’s after-repair value, minus the cost of repairs. It’s a quick filter for whether a flip leaves room for profit, not a lender requirement. In tight Marin and Sonoma markets many deals land above it, so lenders look hard at your budget and resale plan.

These are business-purpose loans for non-owner-occupied investment property.

How Fix-and-Flip Loans Work

  • Short term. Built for the time it takes to renovate and sell or refinance, not a long-term mortgage.
  • Purchase plus rehab. Many programs can fund part of the purchase and part of the renovation budget.
  • Draws. Renovation money is usually released in stages as the work gets done.
  • Based on the deal. Lenders look closely at the property, the plan and its after-repair value.

Bridge Loans

Need to close before another property sells, or before long-term financing is ready? A bridge loan covers the gap. Ted can line up a bridge loan and the long-term refinance that follows it, including a DSCR loan once the property is rented. Buying your own next home before you sell? Usually not as hard as a bank loan, because the lender focuses on the property and the deal more than your tax returns. A clear renovation plan, a realistic budget, some cash in the deal and experience all help. First-time flippers can qualify, but often on stricter terms.

Expect to provide the purchase contract, a scope of work and renovation budget, proof of funds for your share of the deal, your credit, and a list of past projects if you have them. The lender will also look at the property’s value after repairs. Read more on how fix and flip loans work.

It depends on the lender and the program. Credit matters, but fix and flip lenders also weigh the deal, your experience and how much cash you’re putting in. Ted will check your options before you commit to a property.

Usually, yes. Most fix and flip lenders want some of your own cash in the purchase, and some want you to cover part of the renovation too. How much depends on the lender, your experience and the deal. Ted tells you the actual cash needed before you make an offer.
